Someone who got my letter invited me to meet him tomorrow morning at his house. He mentioned in his e-mail that he has been speaking with agents. This was my reply. I am trying to save time by not meeting with sellers whose expectations are unrealistic. What do you think? Would anyone have handled it differently?
"Hello Ryan,
Yes, 8 AM tomorrow morning will work for me. I will see you then.
Just one thing - it is likely that the price I offer you will be less than what agents are telling you. In my experience, agents tend to err on the high side, and give sellers inflated numbers to try to secure a listing. "The biggest liar wins" one of them told me. That is very different than someone like me, who is putting up his own money.
If this is understood, let's go ahead and meet tomorrow morning. If you will expect me to match the highest number an agent told you, I can't do that, and we should save each other some time.
Thanks,
Jason"
