Shocking! And yet sadly, not... A few months ago, a friend (a person of integrity) was trying aggressively to recruit me to her MLM. Now I just read they have suspended their operations and are under SEC investigation for securities fraud. In the months since I declined to join the MLM, I have made hundreds of thousands of dollars in real estate, taken a 3 week trip to Asia, and generally enjoyed life. Let this be a reminder to all: Stick to real estate. It works. And if you do it right, you never need to do anything else! Beware the MLMs especially. Almost no one makes money with them, and the SEC is not a fan. Control your own fate and destiny. This is a reminder for me too, as I tend to get distracted. But never fell for the MLM BS! Real estate, real estate, real estate above all!!!
I've been attacked for saying this before, but whenever someone tells me about an "awesome deal", and it's on the MLS, it just doesn't make sense to me. If it's on the MLS, thousands of agents and tens of thousands of their buyers are going to see it. The retail buyers, the rehabbers, the buy and hold investors, even the overseas investors. They will all see that same deal you are looking at. If someone either stupidly out of ignorance or as a marketing strategy (it doesn't matter) underpriced that house, guess what's going to happen? It will get bid up. It will get multiple offers and now you are competing with a bunch of people. Great for the seller, not so good for you. So to me, an "amazing deal" on the MLS just inherently doesn't make sense. What makes even less sense is someone trying to wholesale something that anyone can find on the MLS. I have even had people try to wholesale me MLS properties they did not have under contract! Do a little work and find properties that are under the radar. This applies whether you are an agent, but especially as an investor. As an agent you can do just fine only sticking to the MLS properties. As an investor, you will be far better off if you get good at finding deals that are not on the radar. How to do that? Come to my seminar. Palm Springs. Dec. 6. Or read some of the older posts here.
